Rehabbing Homes in the New Economy
In the new economy, we can expect to make a profit rehabbing homes. One thing that you should be aware of is that it is an entirely different economy than you as an investors have been accustomed to. You need to change with the times and sometimes that is difficult. It is especially hard to let go of certain tactics when you’re well studied methods have made you money in the past. Profit margins are surely going to be different and you really need to know what that means to your bottom line. You also need to discover new ways of determining just how much and what type of rehabbing is needed to make a profit on an investment property.
You have to know just when painting and installing new trim is enough. You will need to understand whether or not you should buy really ugly houses and just do a complete overhaul. Or is there a fine line somewhere in the middle which would be more profitable? Go gently into your investments until you really get a feel for how the current market is responding to buys and sells. One way for real estate investors, particularly those who do rehabbing, to get an advantage in a changing economy is to start from scratch. Begin studying which methods are working for others. You also want to find out what is not working. Since you already have a good amount of skill, it would be wise to use some of your current strategies as long as they are still working. Once you learn which methods are good, you can continue to use those while you learn a few new tricks.
On the lighter side, if you are new to rehabbing, you are entering into the beginning of a much needed uptrend. Lucky you, my advice to you is that you start learning the ropes and learn them well. Then, go back in a few years and thank the person who taught you.
