There is a new real estate course which was released at the beginning of May called Real Estate Power Investor. This is an online real estate investing course which claims to be able to train anyone how to make big money in the current housing crisis by buying and selling, or “flipping” homes for profit. The first headline you read talks about making something like 2 million dollars in 14 months which of course is probably not realistic for someone just starting out in this business, but we were curious, and decided to take a closer look at the product.

So, the first question that comes to mind is, just how well does a real estate investing course which sells for only $97 compare to those which are selling in the hundreds, or even thousands of dollars?

And does it actually deliver what it promises it will?


The only way to find out is to read a review of this course but the only problem with that is everybody out there is writing fake and biased reviews in hopes of making a commission by selling the product through their site. If you search for Real Estate Power Investor Reviews you will see what I mean.

We wanted our review to provide you with the information you need in order to make an informed decision so we purchased the course and provided it to a real estate agent and investor to get her honest assessment of what is in this course, and how someone might benefit from it.

The Real Estate Power Investor Course consists of a 2 course set that contains over 14 hours of hard-hitting training material. It also has over 6 hours of bonus material.

Included in the course are audio training, video training, pdf material as well as lots of tools and documents for your own personal use.
The course instructor Charrissa Cawley is very knowledgeable in real estate investing and wholesaling. She seems to have a genuine concern for making sure that her course members are successful. Unlike many real estate courses, this one is easy to understand and laid out in a way that it is easy to implement. She holds nothing back and shows you exactly what to do in a step-by-step process. She is very good at helping with any unanswered questions as well.
The training course is filled with powerful tips and strategies to show you much easier ways to make money in real estate.
Charrissa explains in detail how many investors are spending too much time money and resources to find, purchase, and sell real estate. It also includes many tips to help you avoid anything that could potentially slow down or impede your business. You will be warned about things to be careful of concerning all aspects of the business. In the course you get all the tools and resources that she suggests you use for free so you can get started right away without having to join any listing sites or buy extra tools.
You will also learn about tons of free sites that also help you with finding deeply discounted properties. She spends a good amount of time explaining which things you absolutely need to do for the best success and what not to bother with. I have studied several real estate courses and this is the first one I have seen that tells you exactly what to do and how to do it. Nearly everything you could possibly want to know about wholesaling property, refi cash outs, 1031 exchanges, buying and holding, and flipping. The course contains some live Q & A sessions where she offers straight forward answers to possible scenarios and detailed questions..
One thing that really could have been better is the quality of some of the audios. Many of the audio training was hard to hear because the Q & A session were made from live teleseminars. Although every answer was clear I had to increase the volume considerably to hear a couple of questions..
The course covered so much material that it would be difficult putting it all on one page so I will just go over a few highlights here.
One of the most valuable things about the Real Estate Power Investor course is all the free sites and tools you are provided with. Some of them are the free methods for locating REO and foreclosure properties. Charrissa takes you through an extensive list of places to find properties online from free public information sites. She also gives detailed information about obtaining REOs from banks and exactly how to find the properties on them. All of this information is designed to teach you to find properties without paying a listing site. You also learn to locate these properties anywhere in the U.S., even your own town.
You will be provided with some pretty extensive information about wholesaling properties. She offers a detailed description about exactly what wholesaling is and the step-by-step process for making money with this method. The course also goes into detail about other methods for making money on properties. You learn how to run the numbers on the property to help you determine which method you should use to make your profit. You learn how to determine if a property is financially worth wholesaling and what that determining factor is. Also, how to find them at a price that makes the deal a win win situation for all parties involved. She offers some tips for deciding how much you want to earn on wholesale properties as well. She tells you where to find the deals and what types of sellers to look for.
This course explains methods for working directly with banks to find wholesale properties and gives you a list of banks that allow you to purchase these properties directly from them. You will learn which free and paid sites some of the banks use to get their comps. She explains in detail what type of contract to use and what to do with your contracts once you find a buyer and also how to be sure that the contract will work for your particular type of deal as well as many methods for protecting yourself and how to better ensure a smooth transaction. She explains how it is easy it is to locate deals and find investors who are interested in wholesale properties, and there are tips for keeping all this information organized.
Some of the resources you receive in this course are for helping you locate good inspectors.

You discover a method to help you decide if they are going to be a good inspector within minutes before hiring them. You get a detailed list of things to look for in an inspector and the reports they make. She shows you how to determine if a property is a good buy even if you have never been in that state and how to get an inexpensive preliminary inspection in some counties before you ever put a property under contract. This section of the course also has additional resources and information about requirements for inspections in different states. You will also learn some things about the coming changes for requirements of inspection reports.
You will learn an exact formula for doing a good financial analysis report on your properties. Charrissa provides definitions of the terminology for the calculations used in the formula. She goes over the different methods of making money and shows you how to determine which method to use based on the financial analysis. You will learn when it is the best do a refi cash out, when you should do a 1031 and when you should wholesale a property.
There is a lot of information in this course about writing offers. Charrissa explains why it is so important to work with experienced agents and team members when making offers and negotiating. She brings in a guest speaker who is a professional in writing offers to give you some excellent advice in this section.
You will learn when and where to use the various types of contracts. You will be taught just how real estate contracts should be written and what the different contingencies mean. You will also learn about some of the time lines that must be kept for several of the contract details and offers as well as information about when the time lines begin. You will know which documentation you need prior to executing the contract and some details about your responsibilities after making an offer. Most importantly you get some good information about about what possible problems you should avoid regarding the property and how to protect yourself from being contractually obligated to these types of properties. There is a lot of discussion about where to get acceptable pre-approved loans and what types of loans are good to use and some good tips about what to look for in counter offers and different ways to respond. The importance of knowing how to understand the language of the addendums and some explanations of what some of the major addendums mean. Buying HUD properties have specific regulations for purchasers that can get quite involved.
They discuss some of the details and requirements involved with purchasing HUD properties. They also give you some tips for how to get more of an advantage when looking at HUD homes. Learn what information you are required to disclose as a seller or renter.
The next section is where Charrissa really gets into her strategies and you get down to the nuts and bolts of them.
Charrissa describes her best methods for making money with the properties that you will be locating. You learn how to determine your exit strategy before going into the deal. She also teaches you what to avoid that can restrict your financing options. You learn how to be ready to deal with any unexpected circumstances. This is the part where your numbers come in handy. She teaches exactly how to find great attorneys and accountants and how to work with them to make your life easier. You learn about her many back up strategies because you always need a “just in case” scenario in this business. Here, you will learn many, many examples of selling and wholesaling strategies. You learn easy methods for getting regular buyers into your network so that you can establish a good flow in the buying and selling process. She also teaches you what to do with those properties that have comps all over the board. How to determine their true value.
Saving money on rehabs is where you make a lot of your profit. You will learn how to locate good working cheap handy people across the US that provide quality work. You are taught several methods for saving money on rehabs and codes you need to consider. You also learn how to absolutely protect yourself from any future liens by unethical contractors.
The course teaches you how to get your moneys worth from your appraisers and how to find comps online that you can use to negotiate with them.
Financing is often a concern for new and old investors alike. You will learn how you can get financing even if you are showing an income loss on paper, even if you have no regular job. You also learn exactly what you need to have in place to make qualifying for financing easier. You also learn what things can hold you back from getting financing even if your credit is good. You will learn strategies for structuring things to make financing go smooth as your business grows as well.
Finally the last part of the course will show you a ton of exit strategies for taking your money out of the properties you find. You are given an extensive list of places that you can list your properties no matter what strategy you are using.
All in all I felt that this was a very informative course. It was easy to learn and offers a lot of new and inventive strategies, and of course it is inexpensive which is a big plus.
Rest assured that this is not something you are going to be able to do in one day so you may want to schedule the course sessions into your daily schedule and plan on taking notes.

    I actually had a chance to attend one of Charrissas seminars last year. She is very knowledgable and certainly seems to know her stuff.. Wish I had done more with it now..
